Dear Neighbors,
Please note the date, time and location of our Annual Meeting of the Members for the HOA. We encourage all households to attend and participate.

PLEASE NOTE, several important items will be discussed at the meeting which may impact you. Due to numerous complaints concerning our current landscape/lawncare service provider, there will likely be a vote to replace our existing service provider, which may result in a new weekly lawn-care schedule and budget increase. Service quotes are currently being procured for discussion.

ADDITIONALLY, there will be a vote on capital expenditures for common-area fence maintenance and repair, which may result in an increase in bi-annual dues.

Please remember our small HOA board is comprised entirely of volunteers and our decision-making process relies heavily on what is discussed at the annual Members’ Meeting. The members vote on important matters, such as the budget, which correlates directly to our bi-annual dues. Because only a handful of homeowners attend the meeting each year, your attendance and participation truly make an impact. Additionally, quite frankly, it is difficult for the volunteer board to manage the HOA when few homeowners participate and volunteer.

The HOA board and volunteers handle the following: tax returns; lawncare contracts and quality assurance; expense payments (utilities, insurance, lawn, repairs); insurance negotiations; accounting; dues collection; residence resale certificates (provide all HOA organizational documents, YTD accounting and budget items to title companies, and maintain related records); common-area management (fence, landscaping, structures); quotes for services; homeowner complaints and reports; event coordination and communication (block parties and garage sales); and much more. The difference between an HOA-operated neighborhood and non-HOA operated neighborhood is evident if you walk through adjacent subdivisions along Baze Road. Homeowner participation in the annual Members’ Meeting is an easy way support the effort and avoid the necessity for an expensive and ineffective third-party HOA management service.
